Job Purpose
We are looking to hire a Junior Asset Manager/ Analyst who is interested in pursuing a long term career in Real Estate into our Amsterdam office. The main purpose of the role will be to assist the Dutch asset management and transaction teams.
As a Junior Asset Manager you will be responsible for the pro-active asset management of a range of logistics and retail real estate assets. You will be expected to hold strong communication skills, as well as a keen interest in pursuing a long term career in Real Estate. Your primary responsibility will be to assist the Asset Management and Transactions team in analysing property performance, assessing market trends, and developing strategies to maximise the financial returns to optimise the portfolio of assets.
The role will involve working across multiple disciplines and asset cycles, as such you will be expected to create and maintain relationships with various stakeholders, both internally and externally, to make informed decisions that drive portfolio growth and profitability.
Role Responsibilities
Responsibilities and tasks include, but are not limited to:
The candidate will form part of the Dutch transaction and Asset management team that has a primary role to manage, retail, residential, offices and logistic assets for and transaction purposes.
- Provide support to the investment team
- Supporting the Asset Managers in the strategic and pro-active asset management of a range of commercial real estate assets, including retail and logistics asset classes.
- Provide effective day to day support to the Transactions team.
- Implementation of asset management initiatives including lettings, rent reviews, lease re-gears, refurbishments, hold / sell analysis.
- Active involvement in due diligence and onboarding of any new assets acquired ensuring a smooth handover from the transaction team.
- Day to day direction of appointed consultants including property managers, letting agents, rent review surveyors, lawyers and valuers.
- Assist with the preparation and implementation of annual business plans to optimise performance in accordance with fund strategy.
- Develop and manage the financial cash flow modelling, performance reporting and evaluation of proposed initiative.
- Regular external and internal reporting and client liaison, including preparation of quarterly reporting and adhoc report requests
- Coordinate with internal teams within Savills IM including Treasury, Finance Managers, Transactions and Research & Strategy to ensure business plan and client advice is supported by all relevant stakeholders.
- Implementation of Responsible Investment (i.e. ESG and impact) requirements in accordance with company objectives, policies and procedures, including fund ESG programmes.
- Management of Budget vs Actual Expenditure
- Supporting the Fund Manager and Finance Team in creating and updating the financial figures in asset plans, including asset and project budgets, processing payments from accounts and providing supporting information to the Fund or Finance Manager or the client on a regular basis.
- Prepare and present capital expenditure and refurbishment proposals to the TAC and all other fund committees. Monitor capex works in terms of time, quality and cost budget.
- Supporting the Fund Manager to update the Fund’s independent valuers on a quarterly basis, checking draft and approving final valuations.
- Supporting the Fund Manager and/or the Transaction Manager on certain purchases and sales by preparing papers and presentations to the TAC Committee and clients.
- Supporting the Fund Manager in the preparation of quarterly performance analysis for the Fund and providing information to IPD for checking, where necessary.
- Supporting the Fund Manager in the preparation of quarterly Manager and Supplementary Client Reports to include activity in the Fund, forecast cash position, updating on development activity and details of purchases and sales.
- Support Senior Management with preparing summary information for internal review meetings and reporting to the PMC Committee.
Job Requirements
Personal skills
- Knowledge of the Real Estate industry is preferred
- Higher education with a background in economics / business administration
- Self-motivated, determined and diligent
- Excellent communication skills in Dutch and English with ability to present both verbally and in written reports with good attention to detail.
- Strong organisational and operational skills, able to plan effectively, anticipate issues and solve problems
- Ability to cope with high pressure assignments and used to meeting strict deadlines whilst maintaining accuracy
- Ambitious team player who is pro-active and also able to work independently (self-starter).
- Computer literate: MS Office (excellent knowledge of Excel and PowerPoint)
