Job Purpose
As an analyst, you will be responsible for providing essential support for the main activities of the Paris office, Asset and Investment Management. You will be responsible for assisting the Director of Investment in asset transactions in France/Belgium and Luxembourg as well as the day to day management of the portfolio. The role will also focus on leading the underwriting of new opportunities, and will include independently designing and maintaining the underwriting and Fund/financial models that are fit for purpose for client requirements. You will also support the asset management team in the preparation of key asset management initiatives and feed into the ongoing asset reporting (including the support on Voyanta and Argus Enterprise).
You will be expected to hold strong analytical and communication skills as well as relevant practical experience in order to support on the day to day management to deliver performance.
Role Responsibilities
Responsibilities and tasks include, but are not limited to:
- Co-ordinate the production of internal investment memoranda
- Developing, maintaining and continually improving financial modelling tools
- Analysing and modelling real estate acquisitions, including any investment opportunities that might influence the transaction’s value
- Co-ordinating with local Savills IM offices or local advisors, as well as liaising with Savills IM Treasury and Finance Managers, so the asset underwriting reflects a business plan supported by all relevant stakeholders
- Assist in the preparation of recommendations to Savills IM’s investment committee
- Assist in the management of due diligence advisors, coordinate the production of Due Diligence reports in a timely manner as dictated by the timeline of the transaction and appropriate asset plans
- Post-acquisition coordination of all relevant Savills IM teams to ensure initial reporting and distributions are made in accordance with the agreed schedule
- Reporting directly to fund investors
- Support the raising of additional capital
- Work with the Asset Manager and Transactions Manager in sourcing new assets, including appraising and assisting on the DD and internal investment committee process
- Assist the continued transition to Argus Enterprise and Voyanta
- Assisting with budget forecasts, long term planning and reforecast exercises, providing asset evaluations covering cash flows for forecasted returns
- Developing business plans, valuations and presentations for existing and potential new Clients
- Executing market research, market analysis and benchmarking studies
- Close cooperation with external business partners (property managers, tenants) in order to gather relevant information
- Translate findings and recommendations into presentations for (senior) management
- Assisting in the preparation of quarterly investor reports.
- Collection of all the data relating to real estate assets (technical, legal, fiscal, administrative, commercial elements), that you will have to synthesize and update
Job Requirements
- Proven financial and/or business analysis experience AND/OR previous analytical Real Estate experience [or Financial Big 4 background]
- Demonstrate a firm understanding and demonstrate ability of underwriting real estate transactions
- Excellent technical skills, especially experienced in MS Excel, including ability to build models from scratch
- An ambitious self-starter who is driven and a highly results-oriented professional eager to deliver accurate, detailed and timely data under high pressure
- Competency in Word, and PowerPoint
- Excellent communication skills with ability to present both verbally and in written reports
- Self-motivated, determined and diligent
- Experience with Argus Enterprises desirable but not essential
- Effective problem solver who can anticipate issues, and in-depth analytical skills
- Fluent in verbal and written French and English
