Job Purpose
As an Asset Manager you will be responsible for the pro-active asset management of a range of residential and retail assets in the Dutch portfolio. You will be expected to hold strong communication skills in Dutch as in English, as well as proven relevant practical experience. Your primary responsibility will be to analyse property performance, assess market trends, and develop strategies to maximise the financial returns to optimise the portfolio of assets.
The role will involve working across multiple disciplines and asset cycles, as such you will be expected to create and maintain relationships with various stakeholders, both internally and externally, to make informed decisions that drive portfolio growth and profitability.
Role Responsibilities
• Overseeing and coordinating in country Property Managers, and other service providers (Agents, Lawyer, administrating) .
• Approval and oversight of asset management initiatives including lettings, renewals, rent reviews, lease re gears, refurbishments, capex and hold/sell analysis.
• Providing communication link to the Client as part of the primary portfolio team
• Working with Portfolio Managers and Country Head on client relationship, research and new initiatives.
• Leading the preparation and implementation of annual asset business plans in line with fund strategy.
• Taking a lead in developing efficient and effective AM techniques, procedures and targets ensuring accuracy across the portfolio.
• Supporting new acquisitions including asset strategy, underwriting, due diligence, onboarding and client communications.
• Supporting financial cash flow modelling, performance reporting and evaluation of AM initiatives.
• Quarterly reporting including valuations input, performance reporting, ICBoard contributions and other internal/external reporting.
• Cross-functional coordination with Finance, Treasury, Research & Strategy, Transactions and Client Services.
• Preparing and presenting capex proposals to IC and other committees; monitoring delivery for time, cost and quality.
• Implementing ESG and Responsible Investment requirements and monitoring progress toward net zero targets and other ESG requirements.
• Managing budget versus actual expenditure and supporting Finance with asset plans and payments.
• Supporting quarterly valuations including reviewing drafts and approving finals.
• Supporting quarterly performance analysis and reporting.
• Providing inputs into Manager and Supplementary Client Reports including activity updates, forecasting and development progress.
• Supporting preparation of materials for internal PMC committee reviews.
• Supporting Portfolio Managers and Country Heads in client presentations on performance and strategy.
Job Requirements
• Demonstrate strong commercial and financial property asset management experience, a background in European Real Estate is preferred, but not essential,
• Good Excel skills including financial modelling of appraising a wide range of asset management initiatives
• Competent with landlords & tenants, particularly regarding agreements for lease and lease/ rent reviews
• Ability to work independently and as part of a team
• Self-motivated, determined and diligent
• Strong organizational and operational skills, able to plan effectively, anticipate issues and solve problems
• Some development management experience preferable
• Excellent communication skills with ability to present both verbally and in written reports with good attention to detail.
• Fluent in spoken and written Dutch with an excellent level of English.
